Suitland Redevelopment

The Suitland Manor initiative is a complete acquisition, demolition,
and relocation redevelopment project, with a price tag exceeding $80
million. The goals of the project are to improve Suitland
by establishing a distinctive, positive identity for the community; sparking
other redevelopment and renovation projects; and creating new homeownership
and economic development opportunities.
Approximately $5.5 million of federal, state, county and private funds
have been spent on façade enhancements to the commercial district,
road infrastructure improvements including lighting on Silver Hill Road
and Suitland Road, and a new wrought-iron fence along the perimeter of
the Suitland Federal Center site. In addition, the Prince George’s
County Department of Housing and Community Development has spearheaded
two housing projects - the renovation of Parkway Terrace and the construction
of Windsor Crossing residential community in the Suitland Redevelopment
Area.
The Suitland Manor Redevelopment project is a 33-acre site once comprised
of 200 buildings with more than 700 units and 13 commercial properties,
many with different property owners. This redevelopment site is located
across from the Suitland Federal Center, which employs approximately 7,000
federal employees.
Objective
Transform Suitland by developing a mixed-use project that will improve primary education, create jobs, increase home values, and provide high-quality for-sale and rental housing.
Strategy
- Acquire distressed properties for comprehensive community revitalization; demolish existing structures.
- Grant land to the Board of Education for construction of the new Suitland Elementary School.
- Dispose of former Manchester Square Apartments site for development of Windsor Crossing with for-sale condos, elderly rental housing, and family rental housing.
- Enter into a development agreement with a Suitland Manor Master Developer to guide development of a mixed-use Town Center project on the 22-acre site.
